100 founding member places. Launching 1 March 2027.
The foundation under great agents.
A South African property platform where agents keep more, pay less, and own a share of what they build. We are taking 100 founding members before we launch.
Applications are open now. Nothing is binding until we launch.

Most agents are paying for someone else’s overhead.
Traditional agencies carry offices, franchise fees, managers and marketing departments. Those costs arrive whether you sell or not, and they come out of your commission before you see it.
The platform brokerages fixed part of that. But the largest one operating here sends a permanent cut of everything you write offshore, forever, even after you cap.
Realbase is built the other way around. Low fixed cost, high split, and the money the company makes stays in South Africa and gets shared with the agents who made it.
The whole deal, in five lines.
- You keep 85% of every commission.
- Once we have earned R140,000 from you in a year, you keep 100% for the rest of the year.
- R1,500 a month. R1,250 a deal. Nothing else.
- Bring someone in, earn 15% of what we earn from them, for as long as they are here.
- Fifteen percent of everything the company makes goes back to the agents who build it.
That is all of it. No fine print.
No desk fee. No franchise fee. No marketing levy. No technology charge. No annual renewal. Two numbers, and you can check them against anything else in the market.
What you would have earned.
Move the slider to your own deal count. This is what the same year looks like at Realbase.
You cap at 12.4 deals. Everything after that is 100% yours.
You keep
R732,000
- Total commission written
- R900,000
- Paid to Realbase
- R168,000
Estimate only. Excludes VAT. Assumes all deals register in the same cap year.
Two ways to earn from rentals.
Most South African agents do rentals with no real support behind them. At Realbase there are two products, and you keep the majority of both.
You place the tenant and the property stays on our books. You earn upfront and every month after that.
Your call. Market runs up to about R3,500.
Every month
R10,500
- Setup per unit
- R4,475
- Every year
- R126,000
- Over ten years
- R1,260,000
R525 per unit per month at R12,000 rent, after platform costs. Recurring for as long as the property stays on our books.
The mandate sits with Realbase, so the book is properly administered, trust accounted and audited. Your monthly share is contractual and runs for as long as you are servicing the property. Rental management income sits outside your cap.
Estimate only. Excludes VAT. Assumes a 10% management fee, a 1.25% platform cost and an R1,800 administration fee split R1,000 to Realbase and R800 to you.

Keep your brand.
Independent agencies join as themselves, not absorbed.
This is what it looks like.
Your logo, your name, your colours. Ours alongside it. You keep running your brand and your marketing, plugged into the Realbase platform underneath.

Example lockup. Centurion Property Agents is not a real agency.
The profit share.
Every three years we distribute fifteen percent of company profit, after tax, to the agents in the pool.
Cap in three years out of four and you are in. Founding members are in from day one, with no capping requirement. They keep their seat by staying active, which means at least one registered transaction a year.
This is fifteen percent of everything the company earns, not just commission. Sales, bonds, rentals, bridging finance. Agents share in the whole business, because they build the whole business.
Full terms confirmed on signing.
The founding hundred.
We are taking 100 founding members before launch. Fifty places are reserved for individual agents and small teams of five or fewer. Fifty are for teams of six or more.
What a founding place gets you
- A profit share seat from day one, with no capping requirement. Keep it active with one registered transaction a year.
- Your terms locked. The split, the cap and the fees you join on do not change for you, whatever we do later.
- Your first month free after launch.
- First choice on area, and a say in how the platform gets built.
- Founding seats are personal. When a founding member leaves, the seat closes permanently and everyone else’s share increases.
Applications are open. Places are limited to 100.
Apply for a founding placeApplications close when the hundred places are filled, or on 1 February 2027, whichever comes first.
Who we are taking in the founding cohort.
Individual agents.
You must hold a valid FFC, have completed PDE4 and be a full status property practitioner. We are not taking individual candidate practitioners in this cohort.
Teams.
Team leaders bring their own members and keep their own arrangement with them. Teams of six to fourteen receive two profit share seats. Teams of fifteen or more receive three. Three seats is the ceiling.
Independent agencies.
Principals who want to keep their brand and lose the overhead. Your FFC, trust account and portal contracts move to Realbase. Your name stays on your boards, your cards and your website.
Candidate practitioners.
Welcome as part of a team or under a mentor, not as individual founding members.
Questions.
You keep 85% of every commission. Once Realbase has earned R140,000 from you in a year, you keep 100% for the rest of that year. Your cap year runs from your start date, not the calendar year.
R1,500 a month and R1,250 a deal. There is nothing else. No desk fee, no franchise fee, no marketing levy, no technology charge, no annual renewal.
You keep 100% of your commission for the rest of your cap year. A per deal administration fee applies after cap, which covers the transaction work, compliance and trust processing on those deals. We go through the exact figures with you before you sign, so there are no surprises.
The split is calculated on commission excluding VAT.
On registration at the Deeds Office, into your bank account, within 48 hours of the commission clearing.
Everything. Listings syndicated to all the major portals, Lightstone property data and valuations, Virtual Agent for contact management and CRM, digital signatures, deal processing, trust accounting and compliance support. Nothing in the stack is sold as an extra.
Yes, for everything you market with. Your logo, your name and your colours stay on your boards, cards, signage and marketing, with the Realbase lockup alongside at half the size. We build you your own website under your own name.
Contracts are the exception. Mandates, offers, lease agreements, invoices and trust documents are signed under Realbase, because Realbase holds the Fidelity Fund Certificate. That is a Property Practitioners Act requirement, not a preference, and it applies to every platform brokerage in the country. Your brand does the marketing. Ours carries the licence.
Realbase. We hold the Fidelity Fund Certificate, the trust account and the portal accounts, which is what removes the compliance burden and the personal liability from you.
Yes. Team leaders keep their own arrangement with their members. Realbase is always 85/15 with each individual agent, and we administer the team split on the leader’s behalf. Team member caps are set lower so that a team is not penalised for being a team.
Yes. Mentorship is structured properly, in line with the Property Practitioners Act. Candidates have their own split and their own lower cap while they work toward full status.
Bring someone in and you earn 15% of what Realbase earns from them, for as long as they are here. One level only. It is paid on registration and it continues as long as you are producing yourself.
No. You can join directly.
Every three years, 15% of company profit after tax is distributed to the agents in the pool. This is 15% of everything the company earns, not only commission. Sales, bonds, rentals, bridging finance, all of it.
Cap in three years out of four. Founding members are in from day one with no capping requirement, and keep their seat by registering at least one transaction a year.
One hundred. Fifty are reserved for individual agents and small teams, fifty for teams of six or more.
Yes, and we are built for it. Placement fees are on the same 85/15 split as a sale. On managed properties you also earn half of the monthly management fee, every month, for as long as the property stays on our books. Rental management income does not count toward your cap.
You are paid your share until each lease expires. Renewals revert to Realbase. The mandate itself sits between Realbase and the landlord, as it must.
The client always chooses. You are asked to introduce them, and the introduction is part of how the business earns, which is what funds the profit share every agent shares in. The decision stays with the client.
Existing mandates stay with your current agency until they register. New mandates are written on Realbase paper from your start date.
We are aiming for 1 March 2027. Founding member applications are open now, and we will keep you updated throughout on where things stand and whether we are on track. If the date moves, you will hear it from us before you hear it anywhere else, and nothing you sign is binding until we go live.
